A simple Kenyan residential rental agreement you can customize and download in minutes

A rental agreement is the contract a landlord and a tenant sign to put the renting of a home in writing. This template is a clear, plain-English form built for Kenya: it records the parties and their ID details, the premises, the rent in KES, the security deposit, the term (month-to-month or fixed), who pays utilities, and the rules on maintenance, entry and termination - all governed by the laws of Kenya.

Just answer a few simple questions - the landlord's and tenant's details, the premises, the rent and deposit, the term, and who covers utilities — and your personalized rental agreement is generated instantly, ready to download as PDF or Word.

What this rental agreement includes

- Clear identification of the Landlord and Tenant, including ID/Passport number, address and phone

- The premises being rented and residential-use-only rules, with a no-subletting-without-consent clause

- The term - a month-to-month or fixed-term selector, with the number of months and end date for a fixed term

- The rent in KES, payable monthly in advance on a due day you set, by bank transfer or cash against a receipt

- A security deposit in KES, refundable within a set number of days after termination, subject to inspection and deductions

- A utilities clause (tenant pays electricity, water, garbage; landlord covers any you list)

- Maintenance and repairs split (tenant keeps it clean; landlord handles structural repairs; tenant pays for damage it causes)

- The landlord's right of entry on notice, a termination clause with a notice period you set, and a governing-law clause fixed to Kenya

- A signature block for the landlord, tenant and two witnesses, as is standard practice in Kenya

Who is this rental agreement for?

Landlords, agents and tenants renting a house, flat or apartment in Kenya who want a clear, simple written agreement instead of an informal arrangement. The form keeps things short and practical while covering the essentials of a residential tenancy under Kenyan law.

Disclaimer: This template is provided for convenience and general information only and is not legal advice. In Kenya, some residential tenancies are protected under the Rent Restriction Act (Cap 296) and disputes may go to the Rent Restriction Tribunal, and rules on deposits, notice and eviction apply. For higher-value tenancies or anything you are unsure about, have the final agreement reviewed by a qualified Kenyan advocate before signing.
